OUR APPROACH
Pioneer Acquisitions has developed a successful track record of identifying structural opportunities in real estate investing and capitalizing on dislocations early in the value cycle. Since our founding, Pioneer has variously focused on retail, office and multifamily investments, applying a disciplined approach to underwriting. By investing in what we feel are opportune stages of the value cycle, we have been able to acquire assets at significant discounts to long-term market trends.
During and following the 2008 financial crisis, Pioneer assembled a sizeable portfolio of multifamily properties, including failed condominium conversions, at very favorable pricing. Through active asset management and capital investments, we were able to create value above and beyond the market cycle. Today, a combination of normalized interest rates and fundamental changes in workplace dynamics has created similar opportunities in office buildings. Many otherwise desirable office properties are capital constrained and unable to fund the very significant expenses associated with new leasing. Pioneer has seized on opportunities to be among the first movers to recapitalize these assets in several office markets, positioning our properties as the go-to spaces for new or relocating tenants.
